Rolex, the watchmaking company, is not a non-profit. Their governing trust is a non-profit but Rolex itself makes disgusting amounts of profit every year. Same with most private schools...they definitely make a profit. The NFL governing association is non-profit but all of the teams are not.

The spread had to be crazy, just curious what was the investor profit? I'm all about making profit im just curious did she disclose the profit upfront with investor? We don't want to become predators? If things were done correctly great job investor... talk to investor and why they took this deal was it spread ?
If there are tenants already living there, why would she take 300/month over 1500/month?
I just got a bitchy email from a fixer about how expensive private money is. My response was , I am not your mama, I don't fund projects for free. if you want me to carry GAP ,aka risk, you will pay for it.

So if Interest rates don't go down below 3% for the next 10 years, the guy is fucked on his equity, and over 10 years his money is worth half with the high percent of inflation we have been going through, these last 4 years. In 7-10 years from now, his ~$140k equity will be worth probably $90k-100k in purchase power.

I came to your channel pace, to learn the basics of what it will take to flip houses, specifically without my own capital. 2 people want help. 1 gets greedy. A third gets a deal because the need was for an iPhone to get a job, but the conversion was about the model which didn't fulfill the need. After the 2nd deal, the greedy person is stuck with a phone she didn't want hoping for him to come back when he was no longer interested.

Love what pace has built , but , if your , pushing community and doing deals together, wouldnβt , making , your course /mentorship , better at a middle class price , like 5k-7k , , if people whom , paid 10k , let the , latter members pay them , or refund .. when , then members make , there deals .. this community would be unstoppable and pace can , raise so much capital , for funds
