Selling a house can easily turn someone into a murderer. Some of these buyers really do take the proverbial when putting an offer in. Had a few viewings and people were saying "its too small"(check the dimensions before coming round my house!!)
or the house was "average" (have they looked at the other properties in the local area? they are all dumps)
or "too expensive and out of budget" (from a medical doctor who later then entered an offer)
and you get the ones who just come for a nosey around with no interest in buying. arrrghhhhh!!!

Selling then renting then buying. Remember that, unless you know a landlord personally who may do you a favour, the minimum term of a rental will be 6 months and many landlords don't want the cost of finding a new tenant twice a year, so will want 12 months. Even on 6 months that could be many thousands of pounds out of your pocket in rent plus possibly separate storage costs for furniture etc. So, while from a chain perspective it's a good idea, you have to realise that there are downsides to renting while looking to buy as well.

I agree that sellers should inform themselves but there is the old adage of 'a little knowledge is a dangerous thing'. And certainly you often find sellers who favourably compare their property to one a few doors down or in the next street. In a strong market, that's not too much of an issue, but in a falling or even flat market, it can be. The purchase price and therefore marketing price they want are often 10% over and this merely tempts agents to waste time (for them & the seller) marketing at what they know is too high a price because if they don't, they don't get the business. Just something to bear in mind.
